Project Narrative:  Plescia Construction & Development completed a 25,000 square foot fast track commercial interior renovation for ByteDance / TikTok in the vibrant Wynwood district of Miami, Florida. This project transformed an existing warehouse structure into a modern, high performance office and conference center designed to support collaboration, creativity, and rapid growth.

The scope began with significant warehouse modifications to convert the industrial shell into a functional open office environment. Structural adjustments, new framing, and upgraded building systems were carefully integrated to support the new layout while preserving the character of the existing structure. The open office plan was designed to promote flexibility and team interaction, complemented by enclosed conference rooms and meeting spaces tailored for presentations and collaborative sessions.

A full mechanical, electrical, plumbing, and sprinkler overhaul was performed throughout the 25,000 square foot space to modernize infrastructure and meet current office and technology demands. HVAC systems were upgraded to ensure occupant comfort in Miami’s climate, and electrical systems were enhanced to support high density workstations and advanced audiovisual requirements.

The project also included a comprehensive bathroom renovation and a redesigned lobby area to create a polished, welcoming entry experience. Updated finishes, lighting, and architectural details were incorporated to reflect a contemporary, brand forward aesthetic aligned with TikTok’s global presence.

Delivered under a fast track schedule, the project required disciplined coordination, efficient trade management, and strict adherence to local building codes.
