Permitting Across Long Island’s Towns, Villages, and Counties

Long Island is not New York City, and its approvals don’t run through the NYC Department of Buildings. Instead, every commercial project answers to the building department of its town, city, or incorporated village, plus county-level agencies — and knowing how each one works is half the job. We manage the full path: building permits, site plan review, and the inspections that keep a project moving.

Several requirements shape commercial work here:

  • Town and village building departments — the Towns of Hempstead, North Hempstead, Oyster Bay, Babylon, Islip, Brookhaven, Huntington, and Smithtown, along with the many incorporated villages, each run their own permitting and inspections.
  • County health-department approvals — Nassau and especially Suffolk County health departments review water and sanitary systems; in unsewered areas of Suffolk, septic and wastewater design is a major part of commercial site work.
  • Site plan and zoning review — ground-up and expanded commercial projects go through site plan review and, where needed, the zoning board of appeals for variances on parking, setbacks, and use.
  • New York State code and fire safety — work is built to the New York State Uniform Code, with local fire marshal review for life safety.
